Living Area: At the heart of Guinot Bas is the vast living area. Of stunning proportions, the living area is in excess of 60 sq.m. and some 10 metres high. The sitting area offers a high degree of comfort with a large wood burning stove for the cooler months, ample seating on sofas and a TV/CD/DVD player with English channels. A spiral secondary staircase leads from the living area either to the bedrooms/bathroom on the first floor or outside to the swimming pool. To one side of the living area is the kitchen and to the other, the bedrooms/bathrooms. 2 shallow steps separate the living area from the dining area. A large pine dining table easily seats 8 people. Kitchen: The modern kitchen (21 sq.m.) is separated from the living area by the original timber cow biers but with a walk-through to the dining area. It is extensively equipped and includes dish-washer, washing machine, fridge/freezer, micro-wave, gas hob and electric oven. In fact, we think you will find virtually everything here which you would expect to find in your own home. 2 pairs of French windows lead from the kitchen onto 2 verandas for al-fresco dining – 1 facing south and the other facing north.

Ground floor bedrooms/bathrooms: The master bedroom (22 sq.m.) and second bedroom (16 sq.m) are on the ground floor. Both are generously proportioned double bedrooms, they share the main bathroom which has bath with shower, WC and washbasin. All windows on the ground floor have external shutters which help to keep the rooms cool during the hot summer months.

First floor: A main and secondary (spiral) staircase give access to a galleried landing where 2 twin bedded rooms (1 @ 13.5 sq.m. + 1 @ 12.5 sq.m) and the second bathroom are situated. The upstairs bathroom has a shower, WC and washbasin. The spiral stairs also gives access to a further landing leading outside to a rear grassed terrace and the pool.

Outside: From the kitchen via French windows, there are the verandas which are ideal for either al-fresco dining or a quiet evening drink. The 10m x 5m swimming pool is at the rear of the house, has a security alarm to comply with French laws and is surrounded by a sheltered sun-bathing terrace.
